How can a garden room benefit me?

How much does a garden room cost?

As all our garden rooms are bespoke and not one is exactly the same, we don’t have a set price list. However, to provide you with an idea of costs, a garden room measuring 2m x 3m would start from £15,000, while a 4m x 3m garden room would start from £19,000. Prices may vary depending on specific customisation and additional features. For a personalised quote tailored to your requirements, please get in touch with our team.
How do you get power to my Garden Room?

We install a SWA (Steel Wire Armoured) supply cable from your house to your new Garden Room. The cable will either be fixed to an existing structure, for example if you have a wall running down the side of your garden, or it can be neatly tucked out of the way along a hedge/flower border. If needs be, we will dig a trench to bury it under your lawn. Our team of qualified electricians will ensure the install meets the UK national standard BS 7671 and is compliant with Part P of the Building Regulations. You will be provided with a certificate to demonstrate this.
Can I walk on the roof to carry out maintenance?

Yes, it is recommended you keep the roof clear of debris in order to prolong its life.

A garden room is a great way of creating additional living space without building an extension directly attached to your house. A multi purpose outdoor building which can be used 365 days of the year.

Is your timber sourced responsibly?

All of our timber is FSC certified.
Which locations do you cover for your services?

We provide our services throughout the North East from North Yorkshire to Northumberland. If you're unsure whether we cover your location, feel free to reach out to us, and we'll be happy to assist you further.
Will you clear the site for me?

Within reason, yes. If for example an old building or trees need to be removed this can be organised, though you should allow additional time and budget. We will discuss this during our initial site visit.
What about building regulations?

Less Than 15m2 Internal Floor Area - Building regulations will not normally apply. Between 15m2 and 30m2 - Building regulations will not normally apply, providing that the building is at least 1m from any boundary.
Can I customise my garden room?

Absolutely! At Roza Garden Rooms, customisation is at the heart of what we do. We offer a range of design options, finishes, and features to match your preferences and requirements. From interior layout to exterior aesthetics, every detail can be tailored to reflect your unique style and purpose.
How long will it take to build?

Typically, 2-3 weeks depending on the size. We do not strive to be the fastest, our focus is on attention to detail and a premium quality end product.
Does my Garden Room have to be insulated?

In order for it to be useable all year round, yes.
Do I need planning permission for a garden room?

In the vast majority of cases, no. Garden Rooms are considered to be permitted development, not needing planning permission, subject to the following limits and conditions: It is not built on land forward of the building line i.e. in your front garden. The roof height shall not exceed 2.5m when built within 2m of a boundary. No more than half the area of land around the "original house" would be covered by additions or other buildings. In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the building cannot be more than 20m from your house at its furthest point.
Can I use my Garden Room all year round?

Yes. Our Garden Rooms are fully insulated and heated making them perfect for use 365 days a year, even in the depths of winter.
