As all our garden rooms are bespoke and not one is exactly the same, we don’t have a set price list. However, to provide you with an idea of costs, a garden room measuring 2m x 3m would start from £15,000, while a 4m x 3m garden room would start from £19,000. In the vast majority of cases, no. Garden Rooms are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:
It is not built on land forward of the building line i.e. in your front garden.
The roof height shall not exceed 2.5m when built within 2m of a boundary.
No more than half the area of land around the "original house" would be covered by additions or other buildings.
In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the building cannot be more than 20m from your house at its furthest point.
By opting for a garden room, you expand your living or working space without the hassle of planning permissions or costly house extensions. These versatile spaces can serve various purposes, such as a home office, leisure retreat, hobby room, or even a personal gym, meeting the demands of your lifestyle.
We install a SWA (Steel Wire Armoured) supply cable from your house to your new Garden Room. The cable will either be fixed to an existing structure, for example if you have a wall running down the side of your garden, or it can be neatly tucked out of the way along a hedge/flower border. If needs be, we will dig a trench to bury it under your lawn.
Our team of qualified electricians will ensure the install meets the UK national standard BS 7671 and is compliant with Part P of the Building Regulations. You will be provided with a certificate to demonstrate this.
